What do you want?

Tired of the offerings for real estate analysis software?  Tired of the high cost just to try it?  Not sure what you're going to get for your money?  Wondering if it really works?

We asked the same questions and couldn't find the answers; so, we built our own solution.  Now, we want to share this solution with the community.  Our solution is in the form of an internal XLS spreadsheet which we have used for 10+ years to analyze and purchase properties.  We have commercial properties, residential properties, industrial properties and all have been anaylzed with our software.  The software makes it easy to compare apples to apples using results like: cash-on-cash return; internal rate of return; price per sq ft; price per unit; etc.  The software computes YOUR purchase price and also computes expenses necessary to hold back each month.  We also factor in major repairs, initial capital improvements, repair and maintenance expenses.
